1. I am a licensed real estate professional. Do you cooperate?
Buyer broker participation is welcome. Real estate agents and/or brokers must first Sign up as a Broker/Agent on the website and submit an executed Broker's Registration Form.. Your name must be listed on the Bid Form when submitting an initial bid. A Buyer's broker will be compensated according to Broker's Registration Form. You may not earn a commission if you are the Buyer of the property or SageListings was the procuring broker of the Buyer. Please see the Broker Registration Form located on the Property Profile page of the particular listing you are interested in for further details.

2. I am a Broker and my client did not get an opportunity to inspect the property prior to the auction opening. Can I schedule a tour of the property now?
The prospective buyer should inspect the property of interest prior to the Auction End Date. An auction listings' Property Profile page will list times when prospective buyers can visit the property. No property access will be granted after the Auction End Date. As you and your prospective buyer conduct your due diligence, we invite you to contact the "Property Contact" or "Representative" (whose contact information is posted on the Property Profile page) if you have any questions related to the Property Documents or, prior to the Auction End Date, need to arrange for additional tours/inspections of the property. The prospective buyer will be required to execute an Access Agreement before conducting any additional inspections.

3. My client is represented by legal counsel. How do I put the lawyer in touch with the Seller?
We are happy to work with your client's attorney. SageListings will serve as the initial point of contact. Most of our sellers are not represented by legal counsel, and we have developed standard form documents for purpose of documenting the sale of the property and most of the steps involved in the transaction. However, we are not lawyers and we do not offer legal advice. The auction process is one that moves quickly and there is no formal process for negotiation with the Seller. Any comments to the legal documentation will generally be dealt with as a contingency that will be considered in the overall auction process, and may affect the determination of your client's bid as the "highest" bid.

4. I am an Agent/Broker and my father wants me to represent him. Since I am already registered on your website do I get a commission?
No commission is paid if the Agent/Broker is representing himself or herself, family members, or another licensed Agent/Broker.
